Please read, sign, and date this rental agreement. It is understood by signing this document that you will adhere
to the following guidelines:
A security deposit of 25% of the rent will hold your reservation. This amount will be applied to your overall rent.
If you cancel your reservation within 60 days of check-in, you will forfeit your security deposit. If you cancel your
reservation with more than 60 days notice, you will receive your security deposit back if the property is re-rented.
Payment in full is required 45 days prior to check-in. MN State sales tax will be applied.
A fully refundable damage deposit of $1000 is required 45 days prior to check-in. This amount is held as
a deposit should there be any damage to the interior or exterior property or should any extraordinary cleaning be required
after your stay. If there are any extraordinary cleaning charges, damage or breakage to the property or its contents,
these charges will be deducted from your damage deposit, and the balance forwarded to you. Your damage deposit will
be refunded to you within 21 days of your departure.
Arrangements will be made for key pickup. The loss of any key results in a charge of $150 to re-key the entire
Condition of the Property
Should you discover any deficiencies with either the cleanliness of the home or the condition of any of the fixtures,
please report them immediately. Every effort will be made to quickly resolve the issue. Further, should any appliances,
furnishings, fixtures, or structures in the home be damaged or broken during your stay, please report these immediately so
arrangements can be made for repair or replacing the item as soon as possible.
Subleasing and RV Hookup
Subleasing or assignment to others is not permitted under any circumstances. There is absolutely no RV hookup allowed.
Check-in and Check-out Schedule
Check-in is at 4:00 p.m.
Check-out is at 10:00 a.m.
Occupancy and Use
It is understood that you and your guests will not disturb, annoy, endanger,
or interfere with neighboring property owners and tenants. Fireworks are strictly prohibited. The rental home
cannot be left in the possession of unsupervised minors. We reserve the right to terminate tenancies without any refund
of deposits or rent should it be determined that the rental agreement has not been complied with.
Although pets are appreciated and loved, they are not allowed. If it is
found that you have had a pet in the rental home for any of the rental period, you will forfeit the entire $1000 damage deposit.
Upon discovery of a pet, you will be asked to remove the pet from the property immediately. If there is a dispute, the
renter will also be asked to leave the rental property and forfeit the remainder of the rent. Authorities will be called
to exercise the law if necessary.
Furnishings and Personal Property
Please treat everything with respect. Please do not rearrange the furniture, artwork,
wall hangings, or other furnishings. Please feel free to water the landscape and lawn.
The pool table is professionally level so do not sit on the edges. It loses level
and balance easily. If you have smaller children that can't resist, have them use their hands to roll the ball instead
of using the pool cues. Hide the cues if you must. The felt top marks easily, so make sure you and your children
are using proper care not to drag the cue across it (this will leave a mark), and be careful with those trick shots.
Your damage deposit depends on these common sense respects.
There are no fires allowed in the fireplace located in the main house. If you would
like to have a fire, feel free to use the fire pit located outside the main house lower level.
No diving into the pool. It is less than six feet deep and gets shallow quickly.
Do not make attempts to adjust the temperature or chemical levels. Contact the owner with these requests. A certified
pool technician professionally maintains the pool.
If any personal items are left behind, we will do our best to locate and return the
item to you C.O.D.
Michael and/or Debra Illies are held harmless and will not be held financially responsible
or liable for any death, physical accident or injury, disaster, act of God, or unforeseen event that may affect you, a guest,
or the vacation rental home. By signing this agreement, you waive any and all legal rights to take legal action against
Michael and/or Debra Illies.
By signing this document, it is understood that you have read and agree to the terms set
forth in this Rental Agreement.
Please sign and date the lower portion of this page and return it with the
remainder of your rent and your fully refundable damage deposit within the next seven days.
